Hallo!

Wir haben folgendes Angebot einer Bausparkasse vorliegen:

Kreditsumme: 250.000
Laufzeit: 27,5 Jahre
Zinssatz: 1,35 % fix auf 20 Jahre, danach 1,5 % Aufschlag auf 12 Monatseuribor
Bearbeitungsgebühr: 2 %
Eintragung Hypothek: 3.300

Kurz ein paar Eckdaten zu unserem Projekt (EFH 140 m2):
Projektkosten: 510.000
Eigenkapital: 200.000
Wohnbauförderung: 60.000
Kredithöhe: 250.000
Alter Kreditnehmer: beide 35 Jahre

Wir bauen in einer ländlichen Gegend (Baugrund 10,--/m2).

Was sagt ihr zu dem Angebot?

Thanks a lot. Really your knowledge in this is unbelievable!

BA is keeping an interest rate of 3.4 % for calculating both loans and exactly they said the same. That the total loan of both loans goes above 50% so may be they wont lend us 400k but may be 360k or 370k it depends..

What are the current interest rate offerings in Erstsparkas? Do you have any idea.. we checked for one project in vienna in June 2020 with them and they gave 15 years fixed at 1.7  % . I don know if it got reduced now and same range like BA?

Do you think the mix loan of 300k fixed 1.8 for 20 years and 100k floating at 0.8 that we are planing to choose is ok ??

Servus. 
Hab auch vor kurzem bei meiner Bank (Bank Austria) unterzeichnet. 

Für Zwischenfinanzierung idH von 900.000 und Eigenkapital von 550.000 (Dr. Hausverkauf) habe ich somit einen benötigten Kredit von 350.000

0,875% Fixzinssatz für 15 Jahre. 
Danach 0,75% Aufschlag auf den 3 Monats Euribor. 

Alter: ich 36, meine Frau 33, 2 Kinder. 
Denke, dass dein Kredit nicht ganz optimal ist..

kann man nicht ganz mit jenem von asho vergleichen. Bei ihr geht es nicht um eine Zwischenfinanzierung sondern um die Abstattung von EUR 700k.

For me ERSTE or Sparkasse is not assessable - one time they are comparable to the conditions especially of BA is able to offer, other times they offer below-average. I can´t see any strategy there.

Everything you choose is OK as long as it meets your expectations regarding future interest rates, ability to handle rising interest rates generally taking or avoiding interest rate risks.
There is no general rule.

Hi!  I think the € 700,000 for BA is way too high.  The income is too low for the installments.  The rental income will also not be so high that the loan can also be serviced with the shadow bill.  In addition, the rent cannot be set in full.  I would think twice about the whole project.

BA also took our rental income after paying taxes...so they said they always keep 3.4 % interest rate for both loans and check and now it goes above 50 % of our income..so they said may be they cannot give 400k but may be they could try seeing if they can give less...Last try in BA before signing the bausparkasse loan.

In Bausparkasse, we have asked them to reduce the interest rates but they said they cannot do it. So we have ordered the contract and in meanwhile we went to BA yesterday to ask the loan once again. The Bausparkasse said that we are bounded to them only if we sign the contract. I hope just for ordering the contract we donot have to pay the Bearbeitungspesen? Only when we sign we are bound to pay the Bearbeitungspesen right ?

For ordering the contract, the Bearbeitungsgebühr will not be charged, but: for Bausparkasse (and by the way for every bank) there is a lot of work to do to before the documents get prepared.

So for reasons of fairness you should only order the contract if you are really sure to sign it - otherwise there is a lot of work for the financing institute with no chance to complete the transaction while you internally know that the Bausparkasse will have no chance.

@Liconsult...thanks a lot for your reply. Yes I know, thats why until yesterday we want to go with the Bausparkasse offer. But when i read the posts here, it seems BA got quite good interest rates so only want to check finally finally with BA before we go into any agreement with the bausparkasse as the committment is for next 35 years. 

The chances for getting 400k from BA seems very slim. It seems we will go into agreement  with bausparkasse. But, bausparkasse seems very strict that they dont reduce interest rates even if with very very low euribor rates now.
Only thing we could try  to reduce the loan amount is by paying extra 100 or 200 euros every month. Still we will pay huge interest at the end of 35 years.

Forgot to ask you any chance by INGbank..because i have seen your posts that they also give best interest rates.i also saw that their max loan amount is 500k..that means for us it is 700k will it worth a try there also?
